PLANS have been submitted to demolish four buildings at a key Yate site and replace them with 'more modern units'. 

Proposals have been made to South Gloucestershire Council for the demolition of four industrial buildings and the erection of two commercial buildings which will include electrical substation, parking, service yards, vehicle turning areas and landscaping. 

The plans - at Stover Trading Estate - were lodged last Tuesday (August 29) to SGC at the site which currently comprises of 25 industrial and warehouse units of different sizes. 

The new units (A and B) would be 2,044 and 4,088 square metres respectively. 

According to documents, the plans entail the 'demolition of the existing industrial units and the construction of replacement flexible employment units with ancillary first floor offices'. 

Planning documents read: "The existing units on the site are now outdated to meet the needs of modern occupiers.

"They have all reached the end of their useful life and no longer meet modern occupier expectations and demands.

"These will be replaced with two modern, contemporary industrial units that will considerably reinvigorate the local area and bring new occupiers back into the trading estate

"The proposed development therefore provides an opportunity to improve the quality of the stock within the Stover Trading Estate and make efficient use of the land,

"Through advice from industrial agents, the new units have been designed to meet the needs of different prospective industrial and employment-led occupiers. 

"The current site is very built out, with limited parking areas for staff and even more limited circulation space and loading.

"Furthermore, the buildings themselves are low in eaves height, comprising (in the main) asbestos clad roof areas and having an inadequate number of loading doors (including unfavoured concertina vehicular doors in some instances).

"In addition, the buildings are energy inefficient and require comprehensive maintenance.

"They are therefore ill-placed to meet the requirements of modern occupiers.

"The new ground floor of each of the units would contain a reception area and WC and shower facilities.

"The first floors of both units would provide ancillary office space, with meeting room, kitchen facilities and WCs.

"Access to the first floor would be via a main stair and lift core, with separate fire exit stairs.

"The units have been carefully designed to be appropriate for the employment-led setting whilst enhancing the overall street scene.

"The proposals will maintain employment uses at the site, bringing improved employment opportunities. 

"Existing nearby properties would not be adversely affected by the construction or operation of the proposed units."
